RELATING TO CONDOMINIUMS.

Requires a managing agent wishing to lease part of the managed property to obtain a third party appraisal and prohibits its co-employment of an AOAO employee. Requires the consideration of a minimum of 2 bids for the property management contract.

RELATING TO CONDOMINIUM PROPERTY REGIMES.

Requires condominium association to send written notice of unpaid assessment or maintenance fees to unit owners, including notice that attorneys fees will be charged beginning on the 61st day after initial delinquency; limits late fees to 20% of maintenance fees.

(1) Provides for administrative review pilot program to resolve disputes between planned community members or with the association; (2) amends condominium property act to provide administrative review pilot program to resolve disputes between AOAO and apartment owners; (3) repeals both pilot programs 06/30/08.

Requires association to give prior written notice of costs for providing information.

Requires association to make financial statements and association board meeting minutes available for members on a 24-hour loan basis and the latter to be transmitted to a requesting member within 15 days of receipt of request.

RELATING TO PLANNED COMMUNITY ASSOCIATIONS.

Requires that a grantee of a unit in a planned community association be jointly and severally liable with the grantor for all unpaid assessments against the grantor.

RELATING TO PLANNED COMMUNITY ASSOCIATIONS.

Requires planned community associations to maintain financial statements and other financial information at a convenient location for examination by any member for the duration that those statements and information are kept by the association.
